How about you can buy an area for 10,000 emes its all yours for 3months you can blacklist and whitelist a player if you want to let them in your area.
The price of it will increase if you buy it multiple times
1.2x per purchase.
What if the player needs to pass that area?
As you can see the area will only be lock if the buyer is there on that area if the buyer leaves you can freely go thru thst area again so no issue on that. And you can always PM the owner of that area. Ask for permission to go thru.

As robby said getting private server it takes alot of money to maintain this idea is not private server its privte area that doesnt neeed another server to run.
